  • Why do I need a property manager?
    Peace of mind. You will make more money over time. Your time is valuable. We specialize in managing properties and handling tenants, including collecting rent, dealing with clients and leases, handling all maintenance & repairs, answering emergency calls and so much more. If you're like most REI's you're most likely invest in more properties, just hand-off the managing to us, so you're free to focus on more important tasks.
  • How will you advertise my property for lease?
    In addition to the local MLS, your home will also be listed on sites such as: www.trulia.com www.realtor.com www.homes.com www.apartments.com www.forrent.com www.hotpads.com www.corporatehousing.com* www.homesnap.com www.zillow.com, and more. We also Place a "For Lease" sign if you’d like
  • Should I ask for a higher rent? I can always reduce it later, right?
    Sounds like a good idea, but you should always list your rental bellow what comparable rentals are listed or rented for, that way you will attract a lot more applicants for you choose from, and less vacancy! tenants will stay longer and you will save in the long run.
  • How do you figure out what my home will rent for?
    We use recent on-market and off-market MLS listing data, plus market trend and area data, to determine what your property will rent for.
  • How long will it take to rent my property?
    If your property is market-ready and priced at market rates, your average wait time is about 19 days. Vacancy periods can also be affected by the the time of year, since properties tend to rent faster at certain times of the year such as springtime and summertime.
  • What services are included for the leasing commission?
    The lease fee covers the costs related to marketing your rental for lease. Including photography, listing your home on the local MLS and other sites, potential tenants showings, screening tenants, placing tenants, and executing lease agreement.
  • Are your repair and maintenance personnel employees or contractors?
    All of our repair & maintenance personnel are contractors. We have an extensive list of Handyman and contractors that we use on a daily basis. You are not required to use our contractors if you have an established relationship with your contractors already!
  • Do you markup the cost of repair and maintenance charges?
    No, we upload an electronic copy of every invoice and repair photos to the owner portal with no markup fee.
